Your privacy matters to me. This policy explains, in plain language, how I collect, use and protect your personal information. I follow British Columbia's Personal Information Protection Act (PIPA). As a Mortgage Broker with BRX Mortgage Inc., I'm licensed under BC's Mortgage Services Act and regulated by the BC Financial Services Authority (BCFSA).

What information I collect

When you contact me or apply for a mortgage, I may collect:

• Your name, phone number, email and address

• Date of birth and identification

• Employment, income and tax information

• Information about your assets, debts and down payment

• Details about the property you're buying, renewing or refinancing

• Your credit report and score (only with your consent)

I only collect what I need to help you with your mortgage.

How I use it

I use your information to:

• Answer your questions and get back to you

• Understand your situation and recommend mortgage options

• Apply for a mortgage, pre-approval, renewal or refinance on your behalf

• Meet my legal and regulatory requirements, including identity verification and record-keeping

Credit checks

With your consent, I may get your credit report from a credit bureau such as Equifax or TransUnion. This helps me and lenders understand your situation. I won't pull your credit without your permission.

Sharing your information

With your consent, I share your information only with the people needed to arrange your mortgage. This can include:

• Lenders

• Mortgage default insurers (such as CMHC, Sagen or Canada Guaranty)

• Appraisers, lawyers or notaries involved in your file

• My brokerage, BRX Mortgage Inc., and the service providers it uses to process and store files securely

I may also share information when the law requires it, for example with regulators like BCFSA. I never sell your personal information.

The contact form on this website

If you use the contact form, I receive the details you enter, such as your name, email, phone number and message. I use them only to reply to you and help with your request. The form is hosted by Wix, the platform this website runs on.

Cookies and analytics

This website uses cookies and similar tools to keep the site working and to understand how visitors use it, such as which pages are viewed. This information is generally collected in aggregate and doesn't identify you by name. You can block or delete cookies in your browser settings, though some parts of the site may not work as well.

Google Ads

I use Google Ads to let people in the area know about my services. Google may use cookies to show ads and measure how well they work, for example, whether someone who clicked an ad later contacted me. You can manage your ad preferences at adssettings.google.com.

Keeping your information safe

I take reasonable steps to protect your information from loss, misuse and unauthorized access, including secure systems and limited access.

How long I keep it

I keep your information only as long as I need it to help you and to meet legal and regulatory record-keeping requirements. After that, it's securely destroyed or deleted.

Your rights

You can ask to see the personal information I hold about you, ask me to correct anything that's wrong, or withdraw your consent (keeping in mind that this may limit how I can help). Send your request by email and I'll respond within the time PIPA requires, which is generally 30 business days.

If you're not satisfied with my response, you can contact the Office of the Information and Privacy Commissioner for British Columbia (oipc.bc.ca).
